Vendor Edge Subscription Policy: Initial purchase: For each market a company purchases the
subscriber is automatically credited 500 points per market at the time
their credit card is billed. If the
subscriber purchases multiple markets, their total point balance may be used in
any applicable markets they have purchased.
All unused points will rollover to the following month. However, if they do not purchase additional
points within their subscription period, only a maximum of 5000
points will be allowed. Vendor Edge
Subscription: The Vendor Edge Program is
an annual commitment. The subscriber's credit card will be automatically billed
monthly and 500 points per market will be automatically added to the
Vendor Edge balance each month of the commitment. The subscriber may purchase additional points
as needed for additional Vendor Edge market data needs. Once the initial one-year commitment is
fulfilled, the service will continue on a month-to-month basis until canceled
by the subscriber. Cancellation: The subscriber may cancel
(after the initial one-year subscription) with a 30 day written
notice. All remaining points will be
removed at the cancellation date. Payment and Discounts: ALN accepts Visa,
MasterCard, American Express, Discovery and Company Check. A 10% discount will be
applied for annual prepay. ALN
Vendor Edge Products 1-Individual Property
Sheets: Contains all Property
specific data for the vendor/subscriber Information fields include
everything from property pictures, floor plans, email, website, address and
map, to Management Company information, number of units, year built and
renovated, occupancy, property amenities, schools, average rent, unit size and
floor plan descriptions. This review
sheet is utilized as a timesaving tool and the overview of a property to help
you gauge your target clientele list.
Depending on your selling criteria you may pinpoint where your products
might enhance the property’s everyday operating needs. 2-VenderEdge Database
Search: This program enables
the subscriber to search ALN’s database of apartments
within the markets they purchased. Search capabilities include
property name, address, city, zip, county, and Management Company. As a subscriber, you may further define your
parameter of needs by number of units on property, average unit size, year
built, average rental rate, occupancy and average price per square foot. You may even Search by the amenities which
apply to your business, to further define your search regarding your present
prospect or future clients. Matching properties
cost 1 point each. Once you agree with the matches, you may
proceed by sorting, reviewing any and all properties, print out individual
property sheets, a PDF of all property sheets and or download an excel file for
contact information which in turn can be utilized for direct mailers, updating
your sales database or however you choose. 3-ALN Management
Company Portfolio: Contains the area
market Management Company’s Property Portfolio This exact overview of each
Management Company Portfolio contains the property’s location, property email,
website, year built, number of units and occupancy by property and overall
portfolio. Whether your sales contact
begins at the property, area supervisor or at the regional level, the
Management Company Portfolio is a great source for closing sales property by
property or the entire Management’s Portfolio.
Each management company match and each property listed costs 1
point each. 4-Management Company
Changes - 30/60/90: This report reflects
the management company changes for each property month by month. You, as a subscriber, will have the choice of
30, 60, or 90 days back of management transactions of properties. The changes within this
report reflect ALN ID, Apartment name, telephone, address of the old management
company and who the new management company is and the date the property changed
hands. It is a great tool to have
regarding tracking past due invoices for the vendor or just getting your
invoices submitted before the deadline of payment expires. In some cases, sales target list are by
management companies, so this provides the salesperson with additional tools of
what has been added or deleted from their client list and, of course, new
prospects. 30-day Management
Company changes cost 30 points, regardless of the number of properties on the
list; 60-day changes cost 50 points; 90-day changes cost 70 points. 5- New Construction
Report (NCR): The NCR is available
for Dallas/Fort Worth, San Antonio, Austin, Houston and Atlanta Georgia. More cities will be added in the near future. The NCR is a pipeline of
new developments within each market that you choose to subscribe to through VendorEdge. It is an
invaluable product for Multifamily Product and Service representative,
especially when we all need to access new property leads and sales. The NCR supplies users with the following
information from development company and/or owner, project name, property
address, city zip, number of units, status of project, proposed product type
and additional notes on the developments.
You may also customize the data by sorting the developments by name,
city, zip code, etc. New
Construction Reports cost 350 points.
